Under $1,000 in Las Vegas — the real landscape

Everything that advertises as “cheap apartments Las Vegas” isn’t actually an apartment. Here’s what you’re actually choosing between.

Option Real monthly cost Catch
Vegas Value Living (us) $900–$1,150 None. Real monthly lease, full apartment.
Siegel Suites / similar $1,000–$1,400 Weekly rates advertised; monthly total often higher. Short stays only.
Far east/north LV complexes $850–$1,000 30–45 min drive to Strip or downtown. Older buildings.
Craigslist private rooms $500–$800 Shared housing. Not your own lease. Scam risk high.
Corporate 1BRs $1,400–$1,800 Under $1,000 effectively doesn’t exist here. Strict credit screening.

Hidden costs we don’t charge

Many "cheap" listings tack on fees that push the real cost past $1,200. Here’s what you’ll never pay with us:

Mandatory renters insurance (not required)
Monthly “amenity fee” for the pool you barely use
Trash valet service tacked onto rent
Required online payment platform surcharges
Pest control monthly surcharge
$100+ corporate credit check fees
Smart-lock or tech package fees
Parking permit fees

You pay rent + electric + pet fee (if applicable). That’s it.

FAQ

Can you actually rent an apartment under $1,000 in Las Vegas in 2026?

Yes, but not easily. The Las Vegas median rent sits above $1,400 for a 1BR as of 2026. Sub-$1,000 units exist but they’re usually studios, older buildings, or private landlords like us. Corporate complexes almost never advertise at this price point.

What’s included at $900–$1,000?

At Bonanza Park Condominiums (from $900), you get a studio with fridge, stove, washer/dryer, microwave, access to the community pool and courtyard, and on-site parking. At Maryland Park (1BR from $950), add a gated community with pool & spa.

Are there hidden fees I should watch for?

At Vegas Value Living: $50 application fee per adult (waived for Section 8 voucher holders), one month security deposit (negotiable), $200 refundable pet deposit + $20/mo pet fee if applicable. No required renters insurance. Nothing else hidden.

What utilities are included?

At both properties: water, sewer, lawn care, and pest control are paid by the owner. You pay your own electric (which covers cooking, cooling via window units, heating, and hot water). Summer bills in Las Vegas can run $100–$200 depending on usage.

Do you have month-to-month or short-term options?

Yes. Both Maryland Park and Bonanza Park offer flexible lease terms — short-term and month-to-month available depending on unit. Call for current availability.

How does a $900 unit compare to other cheap apartments in Las Vegas?

Most sub-$1,000 Las Vegas listings are either Siegel Suites (weekly rates, not true apartments), pay-weekly motel conversions, or far east/north LV (far from Strip + downtown). Our two communities are central, actual apartments, traditional monthly leases — usually the better value.
