Do you accept tenants with a prior eviction?

Yes. Vegas Value Living offers second chance leasing at both Maryland Park and Bonanza Park. A prior eviction on your record is not a dealbreaker. We look at the full picture: current income, reason for the eviction, and time since.

What about a broken lease on my record?

Broken leases are common and we work with applicants who have one. Bring documentation if you can — medical emergency, job loss, domestic issue — but even without it we’ll have a conversation.

Do you accept bad credit or no credit?

Yes. We work with all credit situations. We weigh income, employment stability, and rental references more heavily than a credit score. If you’re working and can cover rent, we want to help.

What do I need to qualify for second chance leasing?

Three things: photo ID, proof of stable income (pay stubs, offer letter, or voucher), and a willingness to talk honestly about your rental history. We don’t judge — we place hundreds of second chance tenants every year.

Is the security deposit higher for second chance tenants?

The standard security deposit is one month’s rent and it’s negotiable. In some cases we ask for a slightly larger deposit depending on the situation, but it’s case-by-case. Section 8 voucher holders have different rules — ask us.

How fast can I move in?

For most second chance applicants, once we have your documents and the unit is ready, you can sign a lease and move in within a few days. Section 8 adds inspection time (1–3 weeks).

Will you run a background check?

We run a basic background check. We care more about recent, stable behavior than a clean record. Felonies aren’t automatic denials — we look at the offense and how long ago it was.
