Finding affordable housing in Las Vegas is hard, and the help that exists is spread across half a dozen agencies with their own rules and waitlists. This guide pulls the main programs into one place — in plain English — so you know who to call and what to bring. Most rental help comes as a voucher: a housing authority pays part of your rent to the landlord, and you pay the rest. Vegas Value Living accepts those vouchers at both of our communities, so once you're approved, you have a place ready to use it.

Section 8 — Housing Choice Vouchers (HCV)
- Who it helps
- Households earning at or below 50% of the Las Vegas area median income. The voucher pays part of your rent directly to the landlord; you pay the rest.

- How to apply
- Apply online or in person at the SNRHA office, 340 N. 11th Street, Las Vegas, NV 89101, when the waiting list is open. Lists open periodically — check the SNRHA site before you go.
HUD-VASH — Veteran Housing Vouchers
- Who it helps
- Veterans who are homeless or at risk of homelessness. HUD-VASH pairs a Housing Choice Voucher with VA case management and supportive services.
- Runs the program
- VA Community Resource & Referral Center (CRRC) + SNRHA
- How to apply
- Start at the CRRC Veterans Office, 4461 E. Charleston Blvd, Las Vegas, NV 89104. VA staff screen eligibility, then refer qualifying veterans to SNRHA for the voucher. The National Call Center for Homeless Veterans can connect you 24/7.
SSVF — Supportive Services for Veteran Families
- Who it helps
- Low-income veteran families who need help getting into or keeping housing — including move-in costs, deposits, and case management.
- Runs the program
- VA-funded SSVF providers across Southern Nevada
- How to apply
- Veterans can reach SSVF services through the VA National Call Center for Homeless Veterans or the Nevada Department of Veterans Services. SSVF can cover deposits, short-term rent, and landlord mediation.
Public Housing & Affordable (LIHTC) Units
- Who it helps
- Households at or below income limits who want a unit where rent is already set below market — separate from a voucher.
- Runs the program
- Southern Nevada Regional Housing Authority (SNRHA)
- How to apply
- Apply through SNRHA's Public Housing waiting list (separate from the voucher list). Eligibility and openings vary by property and income tier.
Emergency Rent & Eviction Help
- Who it helps
- Renters facing eviction or a short-term financial gap. Programs change often and funding runs out — start with Nevada 211 to find what's open today.

- How to apply
- Call 211 (or visit Nevada211.org) for current rent and utility help. Facing an eviction filing? The Las Vegas Justice Court Eviction Diversion Program assists seniors 62+ and people on SSI disability. Free tenant-rights help is available from Legal Aid Center of Southern Nevada.

Pass inspection, move in
SNRHA inspects the unit, we sign the HAP contract, you get your keys — most move-ins happen within 1–3 weeks.

Does Vegas Value Living accept Section 8 and veteran (HUD-VASH) vouchers?
Yes. Both of our Las Vegas communities — Maryland Park (521 S Maryland Pkwy) and Bonanza Park (2221 W Bonanza Rd) — accept Housing Choice Vouchers, including Section 8 and HUD-VASH veteran vouchers. There's no application fee for voucher holders. Bring your voucher approval letter and we'll start your application.
How do I get a Section 8 voucher in Las Vegas?
Housing Choice Vouchers are issued by the Southern Nevada Regional Housing Authority (SNRHA), not by landlords. Apply through SNRHA when their waiting list is open — in person at 340 N. 11th Street or online at snvrha.org. Eligibility is generally a household income at or below 50% of the area median income. Once you have a voucher, you can use it at Vegas Value Living.
I'm a veteran and need housing. Where do I start?
Start at the VA Community Resource & Referral Center (CRRC), 4461 E. Charleston Blvd, Las Vegas, NV 89104. VA staff screen you for HUD-VASH (a voucher plus case management) and SSVF (move-in and rent help for veteran families), then refer eligible veterans to SNRHA. The Nevada Department of Veterans Services can also point you to housing resources.
What if I can't afford the deposit or first month's rent?
Several programs help with deposits and move-in costs. Veterans may qualify for SSVF. Other renters should call Nevada 211 to find current deposit-assistance and emergency-rent programs — availability changes throughout the year. We're also happy to work with any case manager assisting you.
Do I need good credit or a clean rental history to use a voucher here?
No. We offer second chance leasing and income-based approval — prior evictions and credit problems are not automatic disqualifiers for voucher holders. A valid voucher plus proof of your tenant portion is what matters most.
Is there a fee to apply with a housing voucher?
No. Voucher holders — Section 8, HUD-VASH, or any Housing Choice Voucher — pay no application fee at Vegas Value Living. Non-voucher applicants pay $50 per adult, charged only after an in-person tour.
