Proof of income comes in more than one shape
A paystub is one way to show money arrives on schedule. It is not the only way, and it is not the way most of our applicants do it.
Bank statements
Deposits landing month after month are hard evidence. This is usually the strongest document a self-employed or cash-paid renter can bring.
Award letters
A benefit award letter or benefit statement shows the amount and the schedule in writing. Retirement, disability, and VA income all document this way.
Voucher covered rent
With a Housing Choice Voucher, a large share of the rent is paid directly. We accept vouchers at both properties, with no application fee.
What people usually mean by no proof of income
Almost nobody typing apartments that do not require proof of income into a search bar is saying they have no income. They are saying their income does not look like the form the application expects. They get paid in cash. They drive, or clean, or do hair, or run a small operation out of a van. Their money comes from a benefit program or a pension rather than an employer. The income is real. The paperwork is just shaped differently.
So here is the honest version, because you deserve it before you spend money on applications. A landlord who signs a lease without any way to see that the rent can be paid is not doing you a favor, and we are not going to claim we do that. What we will tell you is that the form of the proof is flexible here. We are owner-operated, which means a person reads your file instead of a screening system rejecting it for missing one specific document type.
The accurate phrase is non-traditional proof of income accepted, not no income check. If a listing somewhere promises you a lease with no verification at all, be careful about what else that listing is not telling you. What you actually want is a landlord who will look at the documents you do have, and who will tell you upfront whether they work.

Documentation that can stand in for a paystub
Bring whatever you have from this list. More than one document is better than one, because pieces that agree with each other build a picture fast.

Self-employed, gig work, and cash income
If you work for yourself, the problem is rarely how much you earn. It is that your earnings arrive in uneven amounts from several places, and a rental application built for salaried workers has no box for that. The fix is to hand over the record instead of the summary.
Bank statements are the backbone. Several months of deposits show both the level and the rhythm of your income, including the slow months, which is fine. A landlord looking at real numbers can work with a slow month. A landlord looking at nothing has to assume the worst.
Around that, add whatever supports it: invoices, a signed contract with an ongoing client, payment app history, or the earnings summary from the platform you drive or deliver for. Recent tax returns are useful if you have them, though plenty of applicants do not, and that alone is not a stopping point.
One practical tip that pays off later. If you get paid in cash, deposit it. Cash in a drawer proves nothing to anyone, while the same cash run through an account becomes documentation you can hand to a landlord, a lender, or anybody else who asks. Vouchers, fixed income, and benefit programs
If a Housing Choice Voucher covers most of your rent, the income question changes shape entirely, because a large share of the payment is arriving directly rather than out of your paycheck. Fixed income is still income. Retirement, pension, disability, and benefit award payments are documented rather than guessed at, which in practice makes them easier to verify than a variable job. Bring the award letter or benefit statement showing the amount and how often it arrives, and if it lands in your bank account, bring statements that show it landing.
