What most people find when they search for low income apartments
Search for low income apartments in Las Vegas and most of the results send you to the same place: a housing authority waitlist. Those programs are real, and they help a lot of Las Vegas households. They also run on their own clock. Lists open and close throughout the year, and when one is open, getting to the top of it can take a long time. If you need somewhere to live this month, that timeline does not solve the problem in front of you.
Vegas Value Living is not subsidized housing. It is a private landlord with two communities in central Las Vegas, and saying that plainly matters, because it changes how you should budget. Rent here is not set by a government formula and it does not go down based on what you earn. What we do instead is keep rents low to start with, approve applicants on documented income rather than a credit score, and accept Housing Choice Vouchers from renters who have them. Units are available now, and applying is a tour and a form, not a place in line.
If a subsidized unit or a voucher is the right long term answer for your household, go after it. There is a full plain English rundown of the local programs in our guide to Las Vegas housing assistance programs, including who runs each one and how to apply. In the meantime, you still need a place to live, and that gap is what this page is about.
Two very different things get called low income housing
Knowing which one you are looking at tells you what to expect on price, on paperwork, and on how long it takes.
Subsidized and income restricted housing
These are units where a government program either caps the rent below market or ties your payment to what your household earns. You apply through the agency or the participating property, not through a private landlord, and eligibility is verified against program rules. Those rules, the open list dates, and the qualifying standards all change, so confirm current details directly with the Southern Nevada Regional Housing Authority rather than trusting a number you read online.
The tradeoff: a smaller monthly payment once you are in, and often a long wait to get in.
Privately owned apartments priced affordably
This is what Vegas Value Living is. The posted rent is the same for every applicant, and it starts at $900 a month for a studio. Approval runs on documented income and rental history instead of a credit score, and Housing Choice Vouchers are welcome, which means the voucher covers part of the rent and you cover your portion. No program eligibility, no list, no lottery.
The tradeoff: you pay the full rent unless you bring a voucher, and you can move in as soon as a unit is ready.
Neither one is better in the abstract. They solve different problems, and plenty of renters end up using both: a private unit now, a program application running in the background.

How income based approval works here
Most large management companies run a score first and a person second. Here it is the other way around.
Income, not a credit score
There is no credit score minimum. What matters is documented monthly income measured against the rent for the unit you want. Wages, benefits, a pension, and a household member's income can all be counted.
Vouchers welcome, fee waived
Housing Choice Vouchers, including Section 8 and HUD-VASH, are accepted at both communities. Voucher holders pay no application fee at all.
A second chance counts
A prior eviction or a broken lease is not an automatic denial. Tell us the story up front and we will tell you where you stand instead of leaving you guessing.

What it actually costs to get in the door
The number that sinks most low income apartment searches is not the rent, it is the pile of move-in costs. Here is the whole list, in writing, before you apply.
Application fee
$50 per person. Housing Choice Voucher holders pay $0. That is the entire application cost, with no administration fee stacked on top of it.
Security deposit
One month's rent, and it is negotiable. If the deposit is the thing standing between you and a lease, say so on the call. That conversation is worth having.
Pets, if you have one
A $200 refundable pet deposit plus $20 per month, one pet per unit. Details are on our pet friendly apartments page.
No broker fee
You lease straight from the owner, so there is no finder or broker fee in the middle. See the full breakdown in Las Vegas apartment move-in costs.
Have a voucher, or still waiting on one
A Housing Choice Voucher is the single biggest lever on affordability, and it works here. Wherever you are in that process, there is a next step.
Voucher in hand
Come use it
Bring your approval letter and a photo ID. There is no application fee for voucher holders, and both communities are set up for the inspection and contract steps. Start with Section 8 apartments in Las Vegas.
Application in progress
Know each stage
The steps between applying and holding a voucher are not obvious from the outside. We mapped them in the Section 8 approval process in Las Vegas, and the housing authority is the office to confirm current timing with.
Veterans
HUD-VASH works here
A HUD-VASH voucher is handled the same way as any other Housing Choice Voucher, and we are glad to work with a VA case manager. See veterans housing in Las Vegas.
Apartments for low income families in Las Vegas
Renters searching that phrase are usually asking two practical questions: will a household my size fit in one of these units, and will my application be judged fairly. On the first, the floor plans cover a range. Studios and one bedrooms at Bonanza Park suit smaller households and the tightest budgets. One and two bedrooms at Maryland Park give more space, with the two bedroom running $1,200 to $1,500 a month. On the second, every applicant is measured the same way, on documented income and rental history, and every household is welcome to apply for any available unit.
Vegas Value Living follows fair housing law. Applicants are not steered toward or away from any unit or property based on race, color, religion, sex, national origin, disability, familial status, or any other protected characteristic. Occupancy standards apply to the unit itself, and they are applied the same way to everyone. If you want help matching a floor plan to your budget before you pay anything, call and ask. That conversation is free, and it saves people a lot of wasted application fees.
Renting from an owner instead of a large management company is part of why any of this is possible. There is no regional pricing algorithm and no call center standing between you and a decision, which is also why a deposit can be negotiated and a hard situation can be talked through. If you want the longer version of that argument, read property manager versus private landlord in Las Vegas.
Low income apartments in Las Vegas: FAQ
Are these subsidized or income restricted apartments?
No. Vegas Value Living is a privately owned landlord, not subsidized, income restricted, or government affiliated housing. Rent is the same posted amount for every applicant. What makes these apartments workable on a low income is that rents start at $900 a month, approval is based on income rather than a credit score, and Housing Choice Vouchers are accepted.
Do I have to join a waitlist to rent here?
No. There is no waitlist and no lottery. When a unit is open you can tour it, apply, and move in. That is the main difference between renting from a private landlord and applying for a subsidized unit through a housing authority program.
What is the cheapest apartment you rent in Las Vegas?
Studios at Bonanza Park, 2221 W Bonanza Rd, start at $900 a month. One bedrooms there run $975 to $1,150. At Maryland Park, 521 S Maryland Pkwy, one bedrooms run $950 to $1,100 and two bedrooms run $1,200 to $1,500. Call (702) 820-5089 for what is open right now.
Are there cheap apartments in Las Vegas with no credit check?
There is no credit score minimum here. Approval is based on your income and your rental history, so a thin credit file or a low score does not end your application by itself. Call (702) 820-5089 and ask what we need to see from you.
Do you accept Section 8 and other housing vouchers?
Yes. Housing Choice Vouchers, including Section 8 and HUD-VASH veteran vouchers, are accepted at both communities, and voucher holders pay no application fee. Bring your voucher paperwork and a photo ID and we will start the file.
How do you decide whether my income is enough?
We look at documented monthly income against the rent for the unit you want. Wages, benefits, a pension, and a household member's income can all count, and a voucher covers part of the rent when you have one. Call (702) 820-5089 and we will tell you exactly what documents to bring.
Can I apply with a past eviction on my record?
Yes. We practice second chance leasing, so a prior eviction or a broken lease is not an automatic denial. We look at the whole picture rather than one line on a report.
What does it cost to apply and move in?
The application fee is $50 per person, and $0 for Housing Choice Voucher holders. The security deposit is one month's rent and it is negotiable. If you have a pet, there is a $200 refundable pet deposit plus $20 per month, one pet per unit.
Is leasing help available in Spanish?
